Know if a flat is worth it before you pay a crown

Any translator can translate a listing. We tell you more: whether the price is fair for the area, what you will really pay each month, what in the contract goes against local rules and what to write so the landlord actually replies.

Your first check is free: just confirm your email, no card needed.

Why a translation is not enough

A translation won't tell you if the price is fair

Is 18,000 CZK for a two-room flat in this area normal or too much? General AI answers in general terms and is often wrong.

You don't know what to ask

Deposit, agency fee, utility advances, contract length. To get useful answers from AI, you need to know the questions. We ask them for you.

Landlords don't reply

Messages with mistakes or that sound machine-translated often get ignored. The text needs to sound local and cover what the owner wants to know.

What you get

Listing verdict

A traffic light: go, ask first, or skip. Price compared with the area, the full monthly cost with utilities and fees, and scam signals.

Questions for the landlord

What to clarify for this specific flat, plus a ready message in Czech or Slovak and a script for the phone call.

Tenant profile

One page about you in Czech or Slovak: job, income, who lives with you, how long you plan to stay. What a landlord needs to pick you.

Contract check

Ask for the draft contract before you book. A person who knows the local market reviews it and points out what goes against the rules, what is unusual and what to agree on before signing.

FAQ

Why not just use ChatGPT or a translator?

A translator gives you text. We give you a decision: we compare the price with the area, work out the real costs, know the local rental rules and common scams, and a person reviews your contract. You don't need to know what to ask.

Is this legal advice?

No. We explain listings and contracts in plain language and point out risks. If a contract is complex or disputed, we'll suggest you talk to a lawyer.

Where does it work?

We focus on Prague, Brno and Bratislava, where we track prices by district. We can check listings from other Czech and Slovak towns too, but the price comparison will be less precise.

What if I don't have a contract yet?

That's normal. Contracts usually come after the viewing. We show you how to politely ask for a draft before you book.

Which languages?

English and Ukrainian. Messages for landlords are written in Czech and Slovak.
